room to rent

Hi All I am looking for a housemate for the spare room in my house in Kirkstall. The room is quite large, with a double bed and is fully furnished. It is a very nice terraced house with a decent sized garden. It is situated about a 10 minute walk from Headingley, a 5 minute walk from Morrisons and a couple of pubs and there is a very good bus and train service into town. There is parking outside the house and a shed for bicycle storage etc. The area is pleasant and fairly quiet. The rent is £240 per month. I have a cat as well, who is very sweet and friendly.
